surveys: No rights can be derived from a "plano" (plot plan)…ever! The only official proof of ownership of property is the deed. A deed of a property cannot exist without an officially registered and stamped plano from the National Registry. Having said that, a plano is a very handy map of the property outline and tells you a great deal of information such as the name on which the plano is registered (most likely but not necessary the owner. In many cases it is still registered in the name of the former owner), the area information of the property (municipality, district, etc) and most important, the plano number and folio real. With the last two you can check out registry information on the property at the (Spanish only) website of the Registro Nacional de Costa Rica. In some cases it can be desirable to re-check the plano information. Such cases are when selling your property and you want to have everything up to date, in case physical changes have been made in the region (new road) or when buying property you want to make sure you are buying the size that is listed on the plano. We have our own dedicated topographer who can measure any kind of property. If you prefer to communicate in English we will make sure an English speaking person will be present to assist the measurement. Croquis survey; a re-measurement of the property borders, without the registration of any changes (new ownership, different size, etc) of the plano at the Nation Registry. This is commonly used at the sale of a property to check if property size is correct. Price indication: $ 250,- 1 hectare/ 2.5 acres Registration survey; a re-measurement of the property borders, with new official registration of any changes of the plano at the National registry. This will require a copy of passport and/or "personeria juridical" of a corporation. Price Indication: $ 425,- 1 hectare/2.5 acres Curves survey; a topographic map of the property with altitude lines. Some architects require this for a design plan of a house or alterations in the property. But not many builders or dirt movers know how to read this kind of map and will be useless for them. Price indication: $ 750,- 1 hectare/2.5 acres Note: prices mentioned above are to give an indication and are based on some of the survey we have done. The actual price of the re-measurement depends on location, size and type of property.
